I'm renting a property for $1600. A couple wants to rent; but the woman has income of $19k while the man is attending college full time to get Physical therapy certification so no income. They have 10k savings. Mother of the guy is willing to be a co-signer to meet the income criteria.

What are the risks of renting to the couple with a co-signer?
What documents does the co-signer need to sign?
Who is responsible if rent is not paid?
Any differences in eviction procedures to be followed with a co-signer? 
Anything else I need to be careful about?

Stephen White can you clarify what is the time for the screener manual search? Besides the manual search is there any other difference in the nature of the reports between rentprep and smartmove?

I read that rentprep has FCRA screeners who actually validate the eviction and criminal records compared to other services which just do a computer search. Not sure how true this is and any first hand experiences?

Jason - Did you need a physically separate office space as well for the onsite inspection?

When creating an account Postlet asks for the property address. Is it listed anywhere on the ad?

I prefer CL since you can provide only the zip code and then provide the actual address only to interested parties

@Account Closed Can you clarify what was you liked about Experian product?

I read that both Transunion and Experian do not perform Eviction and criminal checks. Can anyone confirm?

Which services have you used for screening a tenant and what did they include?

I read about TransUnion Smart Move and RentPrep. Any positive and negative experiences with either? Besides these 2 have you used any other services and are satisfied with it?

What paint (primer and finish) would you recommend for a 300 sq ft in-law unit which would be used as a rental for 1-2 adults max. The size of the unit makes me lean towards lighter colors. 

Would be great if you could suggest shades and brands.

Also should I use the same paint for all the interior or have different for bathroom?

I am planning to get a room-mate (house hacking) to practice being an actual landlord. If I already have Umbrella insurance; what would I need to change wrt my Umbrella insurance to get a room-mate or a tenant in the in-law unit in my backyard? 

Also do I add Landlord insurance?
