Can a protected tenant be evicted with an owner move in if the owners parents are senior citizens (above 75 years) and need a place to live?

@George Blower when you mention "very specific rules apply to solo 401k plans and could be challenged by the IRS" can you provide more details because my understanding was that Solo 401K plans are more "forgiving" and any "prohibited" transactions can be rectified with just a penalty v/s having the entire IRA being undone as in the case of a SDIRA

I rent out the in-law unit in my backyard. I also have a full time W2 job. I want to roll over my former employer's 401K into a solo 401K so I can more flexibility wrt investments. I don't want to put my rental income into a solo 401k if I don't need to. 

How can I setup a Solo 401k if I have only rental income? I read that you can setup solo 401K if you have only Schedule C income and not Schedule E income. 

I'm skeptical of AirBnB guest checking into your place cause it's far from any tourist attractions. You are better off with using the other half as a rental property

@David Song How large was the lot size and the existing house size to get a 640sf ADU?

@Caleb Gerbrandt is the water meter most expensive to separate that is why you recommend not doing it? Having the individual meters in the tenants own name would be easier than having the bill split and dealing with issues if one does not pay hence I wanted to go that route

I am making a bid on a property in Tracy which has an in-law unit in the back. Does you know approx what it would cost to add a separate meter for electricity, water and gas since now it is part of the main house and I want to rent out the in-law unit separately.

Has anyone added a separate electric, gas and water meter to the ADU and if so how much did it cost from each utility company? I heard it is expensive but have not been able to get any firm numbers

Did you find one? I am making a bid on a property in San Francisco. Given how tenant friendly the city is I wanted recommendations on a lawyer who can provide guidance on an iron clad lease so I don't run into issue down the road. Any suggestions?
