I am making a bid on a property in San Francisco. Given how tenant friendly the city is I wanted recommendations on a lawyer who can provide guidance on an iron clad lease so I don't run into issue down the road. Any suggestions?

@Bryan PhamMission school district in Fremont is also pricey so depends on the neighborhood within Fremont. I am not sure if you are looking for a primary house and then "house hacking" or do you want to purchase investment property

$325K to $410K in 12 years does not seem like a lot of appreciation in the Bay Area. Curious how you arrived at your CMA?

M2M because if tenants break the lease you need to actually prove that you did your best efforts to find another tenant before you can actually try to recover anything due to lease breakage. 

So in CA there is no advantage with a year long lease compared to M2M

Can a protected tenant not be evicted if the owner wishes to move in the unit?

In my city, ADUs are restricted to only 300 sq ft by the city which makes it a really difficult sell. Are there any guidelines in SB 1069 which provide relief?

@Taye N. I know two loan agents / brokers. I used them for primary but I see no reason why they won't work for investment. I saw you have background in construction so we should connect.

IPO may suck and go lower than the price they are listed. But remember that employees who joined the company much before the IPO date get these for pennies on the dollar and lower than the listing price.
