Thanks for refresher....do you have any working knowledge on Renovation Mortgages? Im looking into a quad that need some rehubbing (10-15k)but the property is selling for 129k......yes yes I know its not a B type area but Its developing, city is adding money to area.

What interest rates are your company offering on Conv mortgage?

I'm looking for a GC in the Fayetteville NC area, Im looking to purchase a Quad but it needs some work. I would like to vet 2-3 GC from Fayetteville with area POC's and references. Hoping to develop a long term connection.

It seems you have found a Diamond but I would suggest you view more than 1 unit(as many as you can!!)! I can't dispute your numbers. Solid, research and due diligence on your part. Have you had words with PM company to get their opinion on it?

Was there an counter offer, If you got a good feeling about the property/deal increase your offer to 1.2

All I can say is good luck and continue to hustle...it all will come in time. I'm looking in Rocky Mount at a MF, so if you got so areas I should stay away from please let me know. I think there are so nice properties in the area.
