Awesome advice BP family and I shall take it all in. Manolo, I understand. This is my 1st some what of a rehub/repair but Im all in and moving fwd will make an offer of the property TODAY!! Ill keep all of guys informed!!

Curtis, Thanks for your input and I agree, a percentage is far too much beside he is just performing a one time service. Im going to inform him that a standard flat fee for your work is more than enough anything else is far too expensive.

I had an AGC come out an give me a quote on rehubbing a duplex, he said he wanted 2% of total cost of deal. I don't mind giving him a flat fee ranging from 250-500$ but a percentage of a deal just because he came out an did 2hours of work....? He has not submitted anypaperwork as of yet, I wanted to get BP family thoughts, total cost of rehub job is 15k, total cost of loan is 100k....feedback please...

Thanks BP family for all the sound advice, as this is the 1st of many steps on this trip. I expected many bumps and pitfalls on this road, I shall take it all in stride and smile because I can now truly get it up to condition i desire! I agree it could alway be worse, making the best of my situation!

Hmmm not sure but I've expressed my concern over lack of oversight concering this matter. Learning a lot just from this, now Im having 2nd thoughts giving them any additional business. I'll keep BP family informed...

I was inform by my PM that a tenant is moving out an not renewing their lease. Fine I stated, they performed the checkout check list with PM. The tenant left a lot of trash but no major damage. This was completed on Tuesday, I came to drop off new locks/deadbolt at the PM office. After some chit chat the owner asked me about tenants deposit check. I ask her what did the tenant pay, she handed me the lease because she didn't have her glass. I noted it was only 535.00 and then I noticed something MAJOR. The tenant had moved out before the lease had expired! The lease is due to expire on 8/31/2016! When I pointed this out to PM owner the room got very quiet....

What should I do? The PM company clearly made a HUGE mistake. Im out of 3months of rent...should I charge PM company for my loss or go after tenants? 

Open to all advice....in NC
