Why not take the contract that you have or use for English and take it to google and have them translate it. I have had several spanish speaking friends say that it is easy to read and it flows. So you can give that a shot.

I would drive all over the keystone (89503) area. That's where I would start and then venture out to the other areas of Reno and Sparks.

I would reccomend calling the zillow and craigslist FSBOs just to get comfortable on the phone. 99% of the time they are not motivated to sell.

If you're looking to get deals, just drive around your neighborhood and get the addresses of all the distressed looking properties and then send them mail or cold call them.

To find buyers, find a good deal and post it on craigslist. Or what you can do is create a google form and then have people go to it via craigslist.

I know the feeling Tim. I think it all boils down to people having higher expectations of what is required. For example, I think the guy that you had wanted to fix and flipping but when he saw how hard it was, he ran. At least that's what I have gathered from people. They don't like to do the hard work or step outside of their comfort zones

I have started a new Facebook group for people that are looking to get into and learn wholesaling. I have talked to a lot of people since I have been in the REI world and they say they want to get into it, or learn more about it, or even looking to find deals, and then never hear from them again.

If you are new and want to learn more about wholesaling, please join my group. Also if you aren't new and are looking to provide insight, tips and tricks, or need some motivation come join this group. If you're looking for deals, as of right now there aren't going to be any deals on that group. It may change in the future.

I had the same problem. I found that if you use the word 'we' Facebook rejects it because it is not personal enough. Don't know why but it is what we do. I changed most of my ads to I or my team and I. Facebook doesn't seem to have a problem with that... for now.

Cold calling or driving for dollars (finding distressed looking properties) are the cheapest to do.

For bank owned properties you will have to double close. The bank won't let you assign your contract.
