Finding Deals- Best Marketing Strategy On Low Budget

Hi,

Just very curious on where to start with marketing to find great deals in my area. Should I go ahead and start direct mailing, bandit signs, or just cold calling? Very ambitious and hungry, just do not know where to start and don't have a lot of money to start! Thanks.

Well, direct mail and bandit signs both cost MONEY; whereas cold calling is free of expense other than TIME... and if you are targeting the right persons to call, it should not be too long before you stumble across a deal that then gives you some money to add other methods. Plus, cold calling will build skills that will aid you down the road. 

I'd start by calling every FSBO of a distressed property and non-pro CraigsList rental listing. Also, find out if your city has code violations and eviction data online or otherwise available.
