Hey there bigger pockets people! 

Im new to all things investing and have spent the last 10 years working as a bartender. I've recently signed up for a mentoring program in regards to REI and with that I'm looking for all advice I can get. Being green in the REI world I still have a tentative plan which is to begin wholesaling and after a year of success begin to rehab and eventually become a renter! My goal with this form is to see if I can't connect with like minded people hopefully people that are from the area and see whats good!

My mentor has me calling free sources such as craigslist's and Zillow's FSBO listings and I can't help but notice that a lot of the places FSBO have already been flipped! I can't help but shake the feeling that I may have come to the market a bit late! hopefully this isn't the case! Anyone from the area have any advice to give a newbie?!
