Post: Refrigerator for Rental Property

Good morning everyone,

I am looking for a new fridge for my resident.

I don't want to spend over $1300, but I my budget is from $600-$1300 and I don't want to buy an expensive fridge too here if the residents 

damage the fridge it would 

depreciate in value. 

What do you guys recommend?

Good evening everyone, 

This is John Akhlaghi, from Jacksonville, Florida. 

My uncle lives in McDonough, Georgia and is looking for a general contractor to assist him in renovating the fence and backyard to increase the purchase price of the property. 

From my current understanding, he would like to sell his property in a couple of years when his daughter (my cousin) graduates from high school and plans to leave the United States because of Biden getting elected. 

He stated that the last general contractor he spoke to was charging to much for what he wanted.

Good Evening This is John Akhlaghi, 

I just had a quick question for someone to help me answer to answer. 

Today my tenant was using the shower and the electricity in the bathroom for an hour. 

I was just wondering how I should approach my tenant to let him know that I have to pay these bills and I don't appreciate that he uses my utilities like that.

Good Evening This is John Akhlaghi, 

I was hoping if I can get some information on where to put the savings that I save up for my next property. 

I currently have it in an Ally high-interest savings account, but I was thinking that I should open up a Vanguard account and put something to vtsmx. 

What are your guy's current thoughts on this do you think I should put the money I earn and just keeping saving it or put it into stocks? I am just worried if the market dips or that I will have to pay capital gain tax but at the same time, I just don't want to have my money sit there and earn nothing.

Good Morning This is John Akhlaghi, 

I was wondering if I can speak to any landlords that experienced in student rentals.

I am currently located in Jacksonville, Florida. 

I am currently in my second year in college and I currently have one door with one tenant in it and I would like to form a niche based on student rentals that are in apartment/condos.

I am not trying to scale to fast, but I am now just trying to read as many real estate books that apply to me as possible and network with as many investors that are experienced in student rentals.

The skills I would like to learn and master is how to find great deals, how to manage properties, how to market properties to qualified tenants, learning about taxes in real estate, how to manage your money as in investor, how to negotiate deals, and how to scale my business.

I appreciate whoever takes the time to connect with me and I look forward to connecting and possibly meeting with investors.

Good Afternoon Mr. Cuccinieelo, 

Other than creating a buyers list and a business account. I do not mind putting in the work, but I do not know how to start a wholesaling business. 

I feel I am in the position right now. 

I am currently looking for jobs right now because I do not have that much money. 

I would like to invest in apartments/condos and eventually scale up to bigger multifamily deals. 

Would getting my real estate license help me if I become a realtor or if I don't, will it still benefit me when I invest?  

 I don't know how many units I would want to own and scale up to, but I do know that I would like to be financially independent by 35.

Why would you recommend staying away from people that are plumbers and electricians?

Would I need to have my general contractor's license or any license to work under a general contractor or a subcontractor? 

I have always heard that it is hard to find good contractors? How do you know that a contractor is good to work for and learn from?

What are some good companies that I can work for?

Good Evening This is John Akhlaghi, 

I had recently finished moving into my condo in Jacksonville, Florida which is a student rental and I had just finished rehabbing it just by painting the rooms. The potential tenant came to see the house today and he had liked the place. He is nice and I assuming is smart because he is an engineering major. I believe he had the impression that he wanted to move when he arrived at my house because he had all of his stuff in his car and was disappointed when he found out that he found he would not be moving in today.

He stated that he was not paying rent at his old place because he was staying with special needs kids. He did not explain the full situation, but the place where he was staying at has been having bad management problems. 

I received his employer's contact information and his previous landlord's information. I am planning to contact them as soon as possible, but I am unsure of what specific questions to ask them. For the employer, I was thinking does he come to work on time, and is he good to work with. For the landlord, I was thinking if he pays on time and keeps the place clean. 

I was also wondering when should I let him move in and if I should present the lease before he moves in my place? I was thinking Saturday was a good day for him to move in because we are still waiting on insurance quotes and on the internet to be setup. 

I was also wondering what I should charge for the late fee? I was thinking five percent of the rent which is $650. So the late fee would be $32.5 for the late fee which would be implemented five days into the month.
