Post: Jobs and Opportunities That I Should Consider Applying to

Good Evening, 

I am currently going into my second year of college for accounting at the University of North Florida in Jacksonville, Florida.

I have been job searching for a couple of months now and I was wondering what are some jobs or opportunities I should look into that can give me the ability to increase my income and can give me experience that will help me as a real estate investor in college. I have a lot of time on my hands and I just have not been able to find a position that I will be able to learn from and provide value at the same time. 

I am currently delivering for instacart and postmasters and I am looking for a job where I can acquire experience in real estate and also increase my current income. 

I have been applying to retail and restaurant jobs and they have not been responding back. Other than working in retail and in a restaurant serving tables I was thinking to work at a title company, as a paralegal for a real estate attorney, or as a virtual assistant. 

If you guys have any suggestions I would appreciate it if you could help me out.

Good Afternoon, 

Tomorrow I will be closing on my first property that is a three bed two bath condo and has 1,499 square feet that I am planning on house hacking. I would like to know for tomorrow what to be prepared for and for the future now that I will have my first door? 

I have already started analyzing properties and I wanted to keep this property in my personal name and not put it in an LLC since I will be living in the property.

Also, I was wondering if I needed to speak with an attorney regarding Florida tenancy laws and anything else that I would need to know in regard to leasing the property?

What are some other things I should keep in mind going forward now that I have a deal and continue to scale up to more units in the future?

Good evening, 

Every couple of months my parents often give me things that I don't want and they get mad at me when I don't want it. 

I recently received a watch from my dad and he got mad at me because his father never gave him anything growing up. 

Currently, I am using the money that I receive from others to invest in stocks, and I use the money that I work for and save that money for my second property. Other than that, I would like to buy artwork and film and equipment for my YouTube channel. 

Are there any parents that have any suggestions in receiving something that you do not want and what to do with it without being rude?

I checked "MySmartMove" and there were three sections you can screen an applicant from. The Smart Check Basic is $25, the Smart Check Plus is $38, and the Smart Check Premium is $40.

Good evening this is John Akhlaghi, 

I am about to close on my first property which is a three bed two bath condo that is 1499 square feet which is also a student rental.

I am wondering how should I structure the lease for my first tenant in the case of breaks occurring in the school year such as thanksgiving break, winter break, spring break, and summer break in regards to collecting rent.

I am currently investing in student rentals because I am a student myself and I also would like to have people that live with me that are around my age.  

I currently do not have specific timelines for when I want to buy my future properties, but I do know that I want to focus on apartments and apartment complexes.

Cozi charges $39.99 to run the credit report and background check. How much should I charge to run their information? I was thinking to charge $50.

 Do you require tenants to get renters insurance or do you give tenants the option to get it?
