Good afternoon, this is John Akhlaghi,

I am currently nineteen years old and I am in college for accounting at the University of North Florida. 

I am about to close on my first property that is a three bed two bath condo in Jacksonville, Florida. 

I will soon be screening my first potential tenant that was acquired by word of mouth and I was wondering what specific questions to ask the potential tenant other than acquiring information on their credit history, their income, asking for an application fee, doing a background check, speaking with their current employer if they're currently working or have worked in the past, and to speak with their recent landlord if they have one currently or had one in the past. 

This property is a student rental, so would I also need to speak with their parents if their parents are paying for the rent? 

I also do not want any pets in my property so what questions should I ask based on that topic or should I just tell the tenant that there are no pets allowed?

Other than the information I provided, what other questions should I ask? 

What are some of the mistakes you guys have made with screening tenants that you would have done differently at my age or when you first were starting out?

I am planning on housing hacking my first property and partner with my dad. This property will be a buy and hold and I am planning to move out and rent it out to buy my next property two years from now. I am thinking of getting insurance with Policygenius.

@David M. Alright, so when is a good time to get an LLC. How many many units should I have to consider acquiring an LLC?

I am currently looking for real estate investors and people in personal finance and real estate investors to interview for my YouTube channel (John Akhlaghi). I am looking to learn from other investors as a college student to enhance my knowledge in personal finance and real estate to become more financially literate.

I also have a goal to interview and meet all the authors of the books that I have read that are still alive. So far in regards to real estate, I have read "Set for Life" by Scott Trench, "Rich Dad Poor Dad" by Robert Kiyosaki, and "The Book on Rental Property Investing" by Brandon Turner. I would like to interview and meet Scott Trench, Robert Kiyosaki, and Brandon Turner to understand what their views on personal finance and real estate.   

I am also looking to develop long term relationships with investors and the people who I interview. Please let me know if you would be available for me to do an interview with you.

@David M. Alright, so are you saying that business accounts are only needed mainly for LLC's. What happens if my tenant were to sue me?

I have not purchased my condo yet for my first rental property, but I have a question about setting up a business account both checking and saving. I am planning to start a business account with my credit union and later decide if I want to move my money to an online account. 

From my current knowledge, I know that your suppose to save the security deposit in a savings account and hold it until the tenant moves out and also to keep the cash flow in the savings account. I was wondering if the reserves should be kept in a business checking account and that should you spend money on the housing expenses with the business checking account? 

Not many investors talk about setting up business accounts and I was wondering to get more information about setting up bank accounts before I buy my property.

Thank you for providing the information, in regards to real estate I have read "Set for Life," "Rich Dad Poor Dad," and "The Book on Rental Property Investing." I am more looking for ways to take action and learn more by experience rather and by information. Some of the options I am currently thinking of have been assisting in flips, doing rehabs, or helping with someone with wholesaling.

This is John Akhlaghi and I am going into my second year of college for accounting in Jacksonville, Florida. I am 19 years old and I am trying to partner with the dad is in purchasing a 3 bed to bath condo for student housing. This is my first property and I am planning to house hack it as well. My goal is to live for free in the property for two years. I have been currently looking for a part job specifically in customer service as a server or babysitter. I also love to help out with any landscaping or work that needs to be done around the house. I have been on five meetings with Mrs. Kehr and Mr. Rozenberg and I have learned a plethora of information, but for me I currently I am looking to acquire more experience in real estate.
