Post: 27 Fresh Montgomery County, Maryland, Probate Leads

I went to the Circuit Court yesterday and got these leads, which are from October 2015. These are actually fresh leads, even though they are six months old, because in probate cases, it can take months for the Personal Representative to submit an inventory of the deceased person's personal and real property. The January 2016 probate cases, for example, did not yet have the personal inventories.

I can't use these leads myself right now, so I will sell them to the highest bidder on Friday morning at 10:00 eastern time.  

The information included in the leads is:

  • the deceased person's name
  • the assessed value of the deceased person's house
  • the name of the Personal Representative
  • the relationship of the Personal Representative to the Deceased Person
  • the Personal Representative's address

Please contact me, if you are interested. All 27 of these leads have real estate attached to them.

Hi Miheer,

Thanks for asking! No, nobody seems to think that my project would be profitable enough to make it worth their while to take it on. I'm not sure what I'm going to do, but I do feel confident that somehow, I will be able to get a house. Maybe a rent with an option to buy in 3 or 4 years.

Hi Philip,

The seller will go as low as $630,000.00. All of the siding needs to be replaced, and since the house is in an upscale area, it needs to be good siding. The repair estimate is about $80,000.00.

But is it possible for me to work as an agent in the state in which I am licensed, and as an investor in the states in which I'm not licensed?

I just got licensed as a realtor in Maryland, and I am working under a broker. Therefore, it stands to reason that in the state of Maryland, it wouldn't be legal for me to wholesale properties.

I am not, however, licensed in DC or Virginia. It stands to reason, I think, that it would be perfectly legal for me to do wholesale deals in these areas without even telling my broker about it.

Is my reasoning on track?

Well, I knew that it was a long shot, but it never hurts to throw an idea out there, like throwing spaghetti against the wall to see what sticks. And luckily for me, having malevolent, unethical motives attributed to me doesn't particularly bother me. If I spent all day worrying about what other people thought, it would be a long day.

I do, however, appreciate the legitimate critique of my plan and being shown all of the holes in it. The only way I'm going to learn and get better at this is by making mistakes. The way I see it, if I learn something from a given situation, I come out ahead.

Just a heads up--don't be shocked if you see more unorthodox ideas from me in the future! I don't know why exactly.....nature versus nurture?...but crazy ideas seem to seep out of my pores. And what's even crazier is that a lot of them have worked out beautifully.
