I am a newly licensed realtor, and I am intrigued by Berkshire Hathaway Home Services. Do they provide good training for agents? Are any leads provided? What are the fees to work for them? 

I'm basically just wondering if this is a good agency to work for.

The seller of this house did extensive renovations before running out of money. $15,000.00 will make this house shine. It doesn't need much, except refinishing hardwoods and appliances. 

The house has new granite countertops in kitchen, new cabinets, new baths, new paint, new fixtures.........good roof, electric, water heater, central AC, furnace.

HUGE double lot that could easily accommodate a second dwelling (manufactured home?)

Short walk from a metro station, and near the US Census Bureau. Quiet, residential neighborhood.

Fix for $15K and flip at $154,000 for a profit of $56,000.00.

I'm taking a pre-licensing class to become a realtor in Maryland, and I'm looking for an investor-friendly broker with whom to affiliate. I'm very interested in the probate investment niche, so ideally, I would like to work for a broker who will give me latitude to work this market as a seller's agent.

I think that I should buy a less expensive house. I know that I can borrow up to $600,000.00 in transactional funding. I have a house for which I can offer $501,755.00. I know that the ARV of this particular house is between $615,000.00 and $630,000.00.

Would it make sense for an investor to buy this house from me for $503,000.00 and rent it back to me for $2,300.00 a month, with a 5 year option to buy? I'm trying to calculate the likelihood of finding a buyer, if I put the house under contract.

Good advice. I am questioning whether my strategy is realistic at all. 

I think that my time might be better spent looking for an investor who will buy the house I want and rent it to me with a 5 year option to buy, without my buying the house first. Where do you suggest that I look for such a person?
