@Ramel Ruffin Great questions, and all valid concerns. BRRRR is tough for newer investors. I did it for about a year and struggled. Some contractors will inspect a property for free. But ask yourself, would a solid contractor be available and willing to walk properties for a new investor for free? Always good to offer a small tip or something for their time.

And you can always back out of a deal if inspection falls through. When doing your own deals you have to be agile and make some offers sight unseen. There's always due diligence where you can renegotiate or back out if needed.

Honestly, what helped me was connecting with @Zach Lemaster. He's been a mentor to me and helped me put together my first few rental properties. They've all performed better than my BRRRR. They saved me time and helped me get better returns.

I believe there's a BP book about syndication. There's also tons of syndicators on here. Try connecting with a few and discussing the process. Just a heads up they require you to be an accredited investor.

Hey @Allen Tackett, lots of good things to unpack here. Personally, I've used Rent to Retirement for my rentals and have been happy with the experience. Have you done a deal with them?

I spent a year doing BRRRR and still wasn't able to generate returns I was getting through turnkey. Granted, I'm no expert but I do have some experience having done this for a few years now. There's definitely possibilities to put together your own deals but it takes savvy and time. And I like to invest as passively as possible. I'd be happy to help you through the process more if you have questions I can help with.

Ultimately, it seems like all the choices you have are good ones. What matters is that you're constantly investing. You don't need to hit home runs every at bat.

It’s heartening to see so many positive opinions about RTR on here.  It seems like a conservative play for a newbie, which I like.  It’s hard to save money and I don’t want to watch it evaporate in front of my eyes.

Give them a shout! Great team. Both my rentals I bought with them have performed well. They even gave better cash flow then the houses I was BRRRR'ing

 Heard mixed reviews on them... If it was a deal that good cash flow right away and had potential to have high appreciation they would just invest themselves. 


 Totally up to you. They do have significantly more positive reviews than negative ones. I had a major tenant issue on my first rental and they really stepped up to help get me through it. Just wanted to chime in as it was what really helped me along. 

On them not buying, it's a different business model. Most investors aren't constantly acquiring. For example, I personally am only looking for a handful of doors. Even if a great deal came along I wouldn't buy it because it doesn't fit my long term plan. Their business model is more of a broker/consulting one.

Welcome! Absorb knowledge while you save for your first buy. I invest in the midwest and got into my first rental for about 20k out of pocket. It was in a pretty rough neighborhood but cash flows great. 

There's a lot of markets that are accessible. Let me know if I can help point you in the right direction.
