Levi, talk to local agents. You don't need to hit a homerun on your first deal. Singles and doubles get you paid. My house that made me little money a few years ago is making big money now.

Talk to some agents and start looking around. They'll be able to advise on which areas are better than others. Deals are scarce so be ready to pounce on one that works.

Way to go! For what it's worth, I tried hard to BRRRR a house for close to a year. Calling off market leads, working with agents, hard negotiations, etc. I still couldn't find the cash flow I'd gotten with my turnkey investments.

I realized I was spending so much time trying to put together a deal that wouldn't give me the returns. I learned a lot from it. Now I buy strictly turnkey and focus on growing my career/side hustles. It makes more sense for me. Maybe this could help you as well.

Agents go through tons of BS and aren't compensated for a lot of their work. If you asked me to take lower commission on our first deal I would tell you no. I feel like most solid agents will as well. 

But everything is negotiable. It's up to you. It may hurt the relationship but it could also get you a deal. Everything has its pros and cons.

All I used was down payment and closing costs. I bought a LTR and didn't need to furnish the place and the house was turnkey. What kind of investment are you looking to buy?

Hey Fred, I'm sure it will be helpful. But the best thing you can do for you experience level is network. There's a lot of successful investors on here with lots of good advice.

Hi Molly, 

It's a hurdle and scares off a lot of people from investing out of state. But honestly, how much in person walking around are you going to be doing at your rental? We're not experts, and we trust the experts to give us their informed opinion. 

The biggest factor to your OOS success is your team. Good PM's, contractors and agents that can assist. Their word is their reputation, and it can seriously damage business if someone is screwing you around and you go public with it (reviews, word of mouth etc.) 

Join FB groups, be active on here and you can find good people to help. I've worked on this in a few markets for the last couple years so if you need some tips or pointers I'm happy to help.

When I got started out of state investing I went the turnkey route. @Zach Lemaster and his team helped me pick up my first few properties and I had a good experience. Their team is knowledgable and could help you as well. 

It taught me a lot about the process as a whole and expanded my network.

What helped me to find mentors was to reach out to people and ask questions. Be friendly. Don't ask someone "will you mentor me?". 

I found people crushing it and I'd connect with them or send them a friend request. 

"Hi X, saw your post on Y. That's awesome the kind of projects you're putting together. It's something I want to get into down the road. Are you ever taking partners for your deals?"
