Have anyone worked with Dutchints Development LLC ? A fiend introduced me this Bay Area real estate investment firm who is raising privet money to fund projects, details here http://www.dutchintsdev.com/investors.html?from=singlemessage&isappinstalled=0 I have been small landlord for quite some time and looking different ways of doing real estate to board my investing profile. My question is how can I start? What should I to do my due diligence to make sure such firm and project are good? What are pit holes I need to avoid? Any advice will be very help. Thanks in advance.

J. Martin thank you very much on all all these details. This is an awesome write up and I really appreciate your time to do that and feel other person here in BP who read this will benefit as well. Just leaned the seller only raised rate 2016 and 2017 (in Jan). That mean that I can not do another raise till Feb 2018, right? I do have one more follow up question, if I may. - "Immediately after closing
#1) Give them the RAP notice right after you buy the building, and post the Harassment notice in a common area. " what "RAP notice " do you refer to in above? Is that all the RAP documents or give notice of my intent to increase rent on Feb 2018?

Amit M. Thank you so much on the details. This really a good idea and I know the former owner have not increased rent every (since 2012). One issue though, it looks like the former owner did not registered with the rent board (hence not paying fees), is that will in any way affect me?

Amit M. Thanks a lot!yes, I do have gotten a copy of the tenants lease and estoppel in the disclosures. I am fine with the terms. However, how do I exactly "stay with the lease"? I was thinking use the exactly same word to write a new one, is that works? Or I need to do something else? The unit is in Oakland, CA

Kathy Henley Susan Vanderburgh thanks a lot. Both are very detail and usefully, really appreciate you spend the time to share the knowledge and experience. I will consult a local attorney. What should I prepare and expect when I contact one? I have be do it my self landlord for quite sometime but with all single families. this is my first time with multi family and with tenant at close of the deal.
