1. I contacted Craigslist to report fraudulent, nothing happened so far. The fraudulent ad is still on Craigslist.

2. I send an email pretending interested, no reply so far.

3. Tenant give me 30 day notice today. But saying it was very coincidental to the fraudulent posting on craigslist and Assure me that one has no relation to the other in the notice. I believe the tenate as explanations seems indicates the moving reason is just piped up and the decision was made just within a couple of days. 

Now I have a problem, I need post ad for new tenant, but this fraudulent ad is still on Craigslist ( which with very low rent asking). What should I do? 

BTW, I am doing the listing and finding new tenant my self, what is the best site I post ad in my situation? Thanks

Tenant informed me that the priority is listed on Craigslist fraudulently. What should I do?

HOA tell me my rental house is dirt and stain. Wondering how much is to power wash it? The house is 3 bed 2 store one at south CA ( Orange County).

I have a unit with a Baxi's Luna 310fi combination boiler and hot water heater, tenant report that hit water cut off often during shower. "The shower goes cold, not gradually but suddenly for about 3 minutes in the middle of the shower about 3 times a week. I take on average 10 minute showers, I would estimate that it happens a couple of minutes into the shower. There does not seem to be any correlation to anything - something else running, previous use, amount of time of use before- nothing. There is no warning, it happens and then gradually reheats." What could be the causes? How much it could cost? Thanks in advance for you inputs.

@Christopher Phillips just found out that the boiler had similar issue and fixed one year ago. 

What kind maintenance are you refer to? All my other properties are using water heater tanker, so  I have no experience with boilers.

Christopher Phillips thanks a lot. The unit is installed 2006, so it is that old. There is only one tenant in the unit, however I do not know the details ( if it failed after a long shower).

I am about close escrow for a unit with wall mount gas fired boiler providing hot water and water radiator for heating. The seller disclosure that the tenant called the shower sometime do not have hot water but could recover itself later without doing anything. My question is how much it would be fix issue like that? How much it will be to replace it, the new boiler and how much to install? The property is located in Bay Area CA, the current boiler is Baxi's Luna 310fi. Thanks in advance for you inputs.
