@Jarrod Hannon You may also want to try posting in some Facebook groups targeting investors in the Twin Cities. That's my usual go to place when searching for new subs. Speaking of - I am looking to add another electrician to my team. Currently, I have 7 projects going and need to expand our resources. Let me know if you're interested in talking further.

@Georgina Graham It's a good idea to talk to as many folks as you can. If the broker brought you the deal, it would be right to ask that person for the PM contact info and let them know you would like to have a chat with them. If the broker wants to be on that call, no problem. Any reputable broker with a legit deal won't have an issue with this.

It's a great idea, @Jeremy Host. I own several duplexes in St Paul and the East Metro and always look for this opportunity. The amount depends on the size of the storage unit but mine range from $15-25/month. I'm sure you could ask for more but I want them to be utilized fully. If it's possible, I also enclose the furnace and water heater so that they aren't readily accessible (the tenants have access). Hope this helps!

This property went from a neighborhood scourge with disruptive tenants to a really cute and cozy home. The neighbors were very happy and so was the new owner! And our investors made over $9000 in less than 6 month!Neglect by a landlord and abuse by tenants are a terrible mix for a property. This property had major water issues in the lower level bedroom. Yup, you read that right! Water Issues in the bedroom! To make sure it was taken care of, we installed drain tile, a sump pump, regraded the foundation, and put in an egress window which resulted in a much brighter, much drier, and much more legal bedroom.

But wait! There's more - we installed all new kitchen cabinetry, new appliances, and enlarged the opening between the kitchen and living room to make it more open, modern , and bright. The new kitchen flooring matched the new finish on the original hardwood .

Unfortunately, it was located directly across from a mobile home park. We knew we had to make this one beautiful inside for a multi-generational family to enjoy.The previous owners did a great job cleaning most of their items out of the home. When we took possession, it was a quick clean out and demo. The biggest surprise was the extensive water damage around the bathtub. We thought there would be some but it was more severe than we had thought. No worries, though. We tore things out and put it back together the right way. The kitchen cabinets were painted with new hardware and countertops. We refinished the original hardwood floors and installed new laminate plank flooring to compliment. We also replaced the large front windows, some extremely weathered windows in a bedroom, and the exterior doors. Lastly, we painted and replaced all light fixtures, door hardware, and plumbing fixtures. The exterior needed work but we couldn't break the bank. We simply removed the awnings, repainted the trim, removed the chain link fence, power washed the wooden fence, pruned and shaped all the trees, and hired a lawn care service to get the lawn back in shape. For a finishing touch, we added flower boxes!Our financial partners made over $18,000 by helping us restore this home for a lucky family.



We wanted to share the before/after photos.

This home originally had 2 bedrooms with a single bathroom accessible only by walking through a bedroom. It also had some foundation and layout issues. When we acquired it, it was boarded up with personal belongings left behind. We jacked up the sagging floor, reinforced the foundation, and closed off/opened up doorways to solve the flow. We also discovered a window with glass intact between the living room and porch! The transformation was so wonderful that the property was sold before we even had the chance to put it on the market.

I believe itโ€™s asking how many months for the year. There should be instructions with the form that fully explain it, though.
