I'm just looking for a referral for a good real estate attorney in the Harrisburg, PA area.  I am fairly new to real estate investing and I would like to have some contracts reviewed and some questions answered.  I would prefer someone who mainly deals with real estate law and real estate investors.  Any referrals are greatly appreciated.  Thank you!

I am interested in selling a vacant land property with financing.  Anyone have any education recommendations (books, youtube videos, blogs) on selling properties with financing?  I have sold several properties for cash so I am very familiar with the process for a cash sale but I am confused on how exactly land contracts and deeds of trust work and how the title company will handle things differently with the closing process.  I'd also like to learn what happens in the event of a default and how to deal with loan servicing (servicing myself or hiring it out).  Any recommendations would be great!

I own a business flipping vacant land properties so according to the irs I am a real estate dealer and my income is taxed as ordinary income which includes the full 15% self employment tax.  I recently found out about a potential tax strategy using a limited partnership to cut down on or eliminate paying the full 15% self employment tax.  I spoke with a tax planner that quoted me $4800 for the first year of tax planning and $1000 a year after.  I've only been operating this business for a year so I have not dealt much with accountants and I have no idea if this is a good price.  My income is under 50k so $4800 would be a considerable chunk of my income but if it reduces my future taxes by cutting down of the self employment tax it could be worth it.  Any more experienced folks have some advice for me on this topic?

I purchased a vacant land property in PA for cash from someone who inherited the property from her parents.  I used a title company to close and purchased an owners policy title insurance.  I am reselling the property for almost double what I paid and the buyer chose to use a different title company.

The new title company recently contacted me and the title company I used to purchase to ask for proof that the full PA inheritance tax was paid and if not they need a letter of indemnity.  What is going on here and how can I get this property sold?  Am I going to be responsible for inheritance tax on a property that I didn't inherit?

Lets say I own XYZ Properties LLC and I have a dba name of ABC Company which I use for all of my marketing. I enter into a contract to purchase a property. Can I take title simply as "XYZ Properties LLC" or do I have to take title as "XYZ Properties LLC dba ABC Company"? If the former is possible, should I mention the dba ABC Company somewhere in the contract just so the seller knows they're working with the same company?

I own a business buying and selling vacant land.  I need a good CPA in the Harrisburg area.  Preferably one who is either an investor themselves or works heavily with investors.  I am interested the use of different business entities to avoid some or most of self employment tax so someone who is knowledgeable with that would also be helpful.  Any recommendations are much appreciated.

I am interested in acquiring a multifamily property in order to house hack and live in one unit and rent the other unit or units out.  I would like to find an agent in the Harrisburg, PA area who can help me with this and doesn't mind working with a beginner investor/first time home buyer.   

I have been investing in real estate for about a year now.  I focus on vacant land and have had great success but I would like to dip my toes in the housing market by acquiring a multifamily property.  Anyone have any recommendations for me?

Thank you Josh that is good to know! On the last one I did the closing agent told me to call it a referral fee even though it was not included on the HUD and taken care of outside of closing. I would like this one to be included in the closing though if possible.
