I have an opportunity to assign a contract on a vacant land property.  I need a title company that is familiar and able to do contract assignments.  A company in the Harrisburg area would be ideal but not required I suppose.  

I completed one assignment before and the title company told me to have the buyer pay me the assignment fee outside of the property closing.  I would like to find someone to complete this transaction with the assignment fee included in the closing because I think the buyer would be more comfortable having a 3rd party handle it.  I don't think they would be comfortable if I told them to just send me a check for a few thousand dollars and I'll have the title company complete the closing....even if we sign an assignment of contract agreement.  Any title company recommendations or advice for me?

I have tried that several times.  It often seems to be "still waiting for title search to come back".  My deals are in different counties around the state so the title company orders a search from a company local to that county.  I've received other exudes as well.  Usually something along the lines of waiting for this or that or title agents brother is in the hospital.  Since I've done 4 deals with these companies and all of them have taken 3 months or more it makes me think this is just going to be a regular thing with these companies and they don't want to give my little land deals the time of day.

So far I have used 2 different title companies (both referred to me by other investors) to close on a total of 2 deals each and neither company seems to be able and/or willing to complete the closing in less than about 3 months.  I am a vacant land investor and these transactions are simple cash sales so I believe that 30 days or less is very doable if there are no title issues.  I am getting frustrated because part of my business model is being able to close on these properties quickly and I have sellers and buyers getting antsy and asking me what is taking so long.  I don't even have an answer for them because I don't even know what is taking so long.  I am fairly new to this and it is crucial that I close on these properties in a timely manner and don't lose deals because of the time delay.

I don't know what to do but this is unacceptable and needs to change.  Should I just keep trying different title companies?  I thought about maybe trying to find new title companies that are eager for business and willing to hustle.  Do any fellow investors have any advice for me?

I am looking at selling an acre of vacant land with financing but I need the cash so I am looking into selling notes.  I am wondering how much do note buyers pay for notes?  I know this depends on many factors but I am just looking for a ballpark figure of what kind of discount to expect.  Lets just say the sale price was $16500 I've collected a 30% down payment of $5k and monthly payments are around $244 for 60 months at 9.99% interest and it has been seasoned for 4 months and performing.  Market value of the property is $25-$30k.  

Again I know it depends on many factors but I'm just looking for a ballpark figure.  50% discount? 20%? 70%? Would it be reasonable to expect at least $7k?

I am a land investor specializing in vacant land investing.  My current title company is taking about 2 months to close on a simple cash sale for vacant land.  I would really like to be able to close on properties quicker than this.  Is 2 months normal for a simple closing like this?  Can anyone recommend an investor friendly title company around Harrisburg, PA that can close on properties quicker than this?

I have someone interested in purchasing a parcel of vacant land from me with financing. I am very confused with how the process works and all of the paperwork that I need to submit to a loan servicing company. I think I really just need someone to walk me through all of the paperwork. Can a title company do this for me? Can anyone offer me any advice? I don't even know where to start or what questions to even ask! PLEASE HELP!!
