Not sure what you are asking. You have an inspection report. I would say the next step would be finding someone to give you an estimate to do the work.

@Alan Yonish

Hi Alan,

I’m new as well, closing on my first property in Greensburg in a few days.

Have you gone to any meet ups in the area? I’ve been going to SWIG for the last few months. I hear there is landlord one around too that I’m trying to find.

Thanks for reaching out, and good luck!!

I’m getting ready to start my first rental property rehab and would like others thoughts on kitchen appliances.

The previous owner is leaving a white refrigerator that is in decent shape.

Should I buy a white stove/oven to match or go with the stainless steel and replace the white refrigerator with stainless steel?

I’m wondering if it would make much of a difference in attracting tenants or rental income?

That’s my favorite song! I might have to paint my doors red in honor!

@James Carollo

I apologize for changing the subject slightly, but this post has given me a thought.

30 years ago I really thought I wanted to be a carpenter, even went to votech school my senior year of high school. I ended up going to the Air Force instead. To make a long story short, I went to college later in life, have a job making good money and hate it...

I’m 52 years old and love working with my hands... is it too late to maybe decrease this shortage of “skilled “ workers?

@NIcholas Hamel

I'm new also and am looking on the MLS. Something I've noticed is that some properties are only available to cash buyers, for example a sfh I'm looking at has knob and tube wiring and from what I understand buyers can't obtain conventional financing.

Someone please correct me if I’m wrong.

I’ve made a cash offer on one and am going through the negotiation process.

I have been under the impression that I can not in anyway partner with a disqualified party. Such as myself or a direct descendant.

However, I was at a meetup last night where a representative from a well known provider of SDIRA's was stating that you could as long as you split all costs and revenue appropriately. For example, 75% out of SDIRA and 25% from myself or a disqualified party.

Has anyone else heard of this?

@Danny Randazzo

I recently set up a SDIRA with Safeguard Advisors. @Brian Eastman is a member of BP and is great to work with. I have check book control which I love.

I recently made an offer on my first property which I wouldn’t have been able to do without the sdira.
