also joel owens reached out to me just as i was about to reach out to him.  Its  nice to have people in the business making suggestions.  I will take any help i can get. I want to thank you both very much for answering my cry for help.  I have a limited support system as far as commercial real estate goes.  Everyone i know or associate with has residential property.  Im hoping that bigger pockets will help me expand my inner circle of commercial mentors (as well as possible future business partners)  Im looking to expand my holidings in commercial real estate.

Hello bigger pockets community,

I was hoping to get some advice. I own a commercial property in which my teanant is  asking for a 10 year extension. The tenant is great and the rent is always on time.  There business is thriving and an asset to the neighborhood.  The vacancy in the area is maybe 3%.  There is alot of investment in the area. There is currently 5 years left on the current lease. I need advice on if I should give the extension or i should wait for the lease to be on its last year. If i should give the extension, how would i go about figuring a proper increase per year.  I dont want end up killing my cap rate being locked into a bad deal.  Taxes and insurance seem to keep going up,also there are up coming repairs i will have to address as the property ages. 

Any advice and suggestions would be greatly appreciated

where you able to complete the flip. if so do you have any pictures or numbers on the profit. alsohow long from begining to end did you hold the property for

I have listened to over 100 of the bigger pockets podcasts, and i have enjoyed them very much. I have been learning a great eal. Keep up the work guys this is great.  Is there any chance  you can have a long island investor or flipper  from long island on at some point.  Our market is very over heated and would love to hear from someone in my backyard.  We long islanders have the second most expensive real estate in the U.S. and its never mentioned.  Would  love to hear from anyone who could provide insight or tipes from long island.

Wow, nice area. How are you able to do this during tax season. I to have done my own renovations and I agree that is the best way to learn. You truly can find out the cost of a project that way. Good luck

These suggestions are extremely helpful. Keep them coming. Dollar wise what kind of vaule does a 2 bedroom becoming a 3 bedroom add on Long Island. I'm hearing $10,000 but that seems low. Also what will a second bathroom add dollar wise

hello bigger pockets community.I am currently looking at homes to purchase.   How can you tell  if you can add an additional bedroom or bathroom to a property. How does one choose a property like this. All while keeping within budget, adding header beams and permits etc.  Im looking for a home to flip and turn a profit.  Im looking for the right deal.  Ive been a buy and hold investor up to this point,  now im looking to expand the tools in my tool belt with flips.   Can anyone out there provide me with some direction.
