hello,

Be  careful, if the taxes are really low its cause the same owners may have lived in the house for man, many years and it has not been assessed properly. Once the new owner buys it will be assessed acording to purchase price which will jack up the taxes on the property.  It also works the other way. I have bought homes that the owners never grieved the taxes and they were very,very high.  Then i grieved them and saved myself a few thousand dollars.

I HOPE THIS HELPS

GOOD LUCK

@Brandon Alden

If you dont mind asking , is your invesment property inmastic beach. That is an area i looked in, but its tough area.  Prices are much cheaper than my area because of how far out it is and the quality of tenants to be found there. I would like to discuss it further if you are intrested in doing so

@Edmund Ricker thank  you for your response and suggestions.   I have tried those suggestions.  Real estate is very hot right now over here on long island. So these contractors are very difficult to deal with.  Im not looking for the cheapest price, first comes quality of work at a fair price

@Christian Wathne Thank you so much for reaching out to me, very much appreciated.  I am not really sure what area you have done your deals, but our  numbers are exactley the same.   The $2500 price is the one i keep hearing as well.  But i cant seem to get prices for under $4500.

Im currently getting prices to renovate a 5 by 8 bathroom. The bathroom room is currently gutted and i have all the materials needed to complete the job at the job site (tile, toilet,sink,vaity,fixtures,bath tub,etc.) Im looking tile the all of the bathroom room top to bottom, floors included, install fixtures,etc.  Im located on long island and the prices im getting seem to be too high.  I have spoken to  random house flippers in my area and they were paying less than the prices i have gotten.  I asked to use there guys,but they would not help me out.  How much should i be paying in labor for this particular project  (by insured workers)
