I’m here in Muncie and my rentals are doing good! I’ve been working with Absolute Property Management great group of people. Also for finding rentals Ryan Kramer has been helping me out he’s a local realtor and will point you in the right direction.

It all depends on who you work with... I would do estimates on rehabs in San Antonio for them for as a contractor and I got to know some of them pretty well. The guys that have been there longer usually get the good deals for their investor. In my experience if you get the deal in a mass email it has been passed over by the serious investors that purchase more frequently and its not one of the best deals.

So I have found a Multi Family building I am looking to purchase. It is considered a mixed use building 2 story top floor was apartments 1st floor converted to medical offices. I would make both floors apartments.  It was on the market for 377 days 7 years ago for $150k but it has just sat. It does have a realtors billboard on the outside "if interested to call" . This will be my first multi family deal and it will need extensive renovations. My question is should I get a realtor involved in the deal?
