I'm only a newbie but your 15K lease option fee seems high.  In deals I've seen it's usually something like 2-3K.

Question...On a quality performing note what is realistic rate of return?

Consider this....get the property under contract with a bunch of contingencies so you can walk at little/no cost.  60 (or more) days to close so you have plenty of time.  Offer the deadbeat cash for keys.  If he takes it and leaves (and prop is in good shape) close the deal, it's yours. If not, consider eviction, see if you think it's worth the hassle. Selling the place to him seems like a bad idea.  You would probably have to get current owner on board with this plan...I'm guessing they're motivated.

You made reference to stock holdings....Interactive Brokers (IB) has margin interest rate of about 1% if you set up an account with them.

Jay,  I'm a newbie.  Not sure I understand your post.  Can you explain? Why does someone sell you a 77K note for 41.5K? Thanks

Thanks Andrew.  I really appreciate the post. I guess that is done in the states, but not that often.  Definitely something to keep in mind.

I've seen several references to "relocatable" homes in this thread.  Can anyone explain?  Basically the same as mobile homes in U.S.? thanks

Does anyone know how the deals on crowd funding websites are structured?  Would that be helpful in this circumstance?
