I think the way to do it is to make your LLC the beneficiary and a third party (attorney, family member, etc.) the trustee. That way your only connection to the trust is the LLC. I'm not particularly knowledgeable about these things. You definitely need to speak to an attorney who specializes in LLCs and land trusts. A book you might want to check out is: Introduction to Land Trusts for Real Estate Investors by Jack Miller.

Just finished reading: The Due Diligence Handbook For Commercial Real Estate A Proven System by Brian Hennessey. Available on Amazon. Short and to the point.  Would definitely check it out if you haven't seen it.

thanks so much for your response. Is there any risk of an acceleration when you transfer your beneficiary interest to the LLC? Technically couldn't a bank consider that a change in ownership?

Elite is a Chicago co. I've seen mentioned a few times.  Not sure if they are good or not.  If you enter "turnkey companies" in the BP search engine you should get plenty of responses.  good luck

@Tim Johnson...please clarify. When you purchase a property do you get it with the land trust? Are you the beneficiary of the trust or is it your LLC? Also should the land trust and LLC be in the state I reside or the state in which the properties are purchased? thanks
