Hey @Darryl Lin, I am also looking in the high desert area, preferably for a small multifamily. I see Victorville, Hesperia, and Apple Valley as great investment locations with affordable prices and competitive rents. There is a lot of construction going on in the high desert and with rents/home prices down here going through the roof the high desert will command higher prices/rents in the next 5-10 years. Right now I am searching the MLS daily and have a subcontractor friend who lets me know if he hears of anything hitting the market soon as I am ready to pull the trigger on my first deal this year. As a leasing consultant for a property management company, I usually see tenants pay all utilities.

I am looking to connect with any agents / brokers who list Section 8 or Section 42 LIHTC affordable multifamily deals. Some background, I recently began an internship in Acquisitions for a REI company that specializes in affordably multifamily deals and want to show my boss the power of the BP Community.
