You should read the Bigger Pockets book Investing in Real Estate with No and Low Money Down. It will help you decide not only if you can, but also give you an idea of a path to take.

I agree with Karl's response. Too defensive, too wordy. Thank them for the feedback and let them know you have taken action on the blackout curtains and keep it moving. If they didn't find the beds comfortable I think putting something about their next stay could be seen as passive aggressive, but that's just my personal opinion playing devil's advocate.

The breakeven point is the metric that I personally use, I would be interested to hear other's thoughts on what other considerations there are when discussing points.

I always start my analysis at VRBO and AirBnB. I find a few of the most similar properties and look at their nightly rate and occupancy and compare that against Rabbu/AirDNA/etc. BP rental calculator is for Long Term Rentals.

Ditch RedAwning and do it yourself. Get Hospitable, Pricelabs, and Turno. List it on AirBnB, VRBO, and maybe Booking.com which can all be managed by Hospitable. Get a Schlage Encode lock for the front door, Hospitable will automatically generate codes for the guests. Fix the "Where You'll Sleep" the bunk rooms aren't correct from what I can see. Clean the windows, stage it up nice with everything in place and pay a professional to retake your pictures showing the actual foosball/ping pong/etc in place. Use ChatGPT to write an inviting listing. And take all the advice already given above, not a piece of it that I don't agree with.
