Utopia Bedding on Amazon gets high marks around here. Do not get AmazonBasics towels, they need to be laundered 5-10 times before they stop dropping a ton of lint.

For an STR, pro. For an LTR, con. No one is going to care for the pool like you will, so it's either more work or an added expense with maybe slightly increased rents.

Good luck, I am about two hours away and my primary residence just doubled when my previous company pulled out. I would call multiple insurance brokers in the area and get quotes, but this last round was brutal.

I found my mentor within. 

In all seriousness, I don't believe that a mentor is very important when first getting started. I believe that if you listen to the BP Real Estate Podcast, swim through the forums soaking up all the information it provides, and attend your local REIA meetings you can do quite well for yourself until you have a few properties under your belt. Once you get to that point and are getting some money coming in I think a mentor could be a valuable asset to scale your business. But to get started, just get started.

What Heather is saying is that a lease usually stipulates that "guests cannot spend more than XX nights in the residence without being considered a tenant at which point they would need to be added to the lease and pass a screening just like any other tenant." Something to that effect, what exactly does your lease say? As far as parking, what does the lease say? If he is in violation of the lease, then what recourse does the lease provide for remedy? You are going to have to abide by the lease.

I do agree that he was dishonest. If the girlfriend is living there, then she needs to fill out an application and pass the same screening as him. But it sounds like he was dishonest. Beyond that you have asked them not to park in your parking spots and they have not listened to you. This is a red flag. You have to handle this immediately but you also have to abide by the contract you signed. Yes, these people seem to suck. But you have to decide how to handle the situation.

What does your lease say?

Whatever it says you need to get rid of him as soon as possible legally, within the confines of your lease.
