Welcome to BiggerPockets @David Crutcher Jr.!

@Thomas Lillevold, that's a great point you are bringing up and something I have not thought of. It does sort of seem like a sort term fix in the big scheme of things. If you have a horrible tenant and you pay cash for keys you might be essentially sending him down the road to another investor who is going to encounter the same problems without having access to the information that the tenant is liable to not follow through on their commitment. Great point!

This is why I am never having kids... lol.

Great job Curtis, looks like you did some great work. Was this is Olympia?

Yes, start with your bank call them up, ask if they make FHA loans. If they don't, make a list of several banks and just go down the line until you find one that does offer FHA loans.

As a RE investor, should I have a business set up/lawyer/accountant before I even start looking at properties looking to get pre-approved for lending? Or do you guys all get pre-approved for lending first, find a house and then get everything in order when starting out?

Yeah, until recently when I kind of heard about hard money lending I naturally thought very negative about it. It wasn't until this week when I finally got around to reading @Brandon Turner's "The Book on Inventing in Real Estate With No and Low Money Down" that I realized how hard money can help and benefit in a RE deal. I can't put this book down as it reads amazing, I def suggest you check it out. It has a gazillion idea's in it that will help you think outside the box on ways to make a deal happen.

As @Major Robertson stated the domain name has little impact these days on your organic SEO rankings. This was different 3-4 years ago. Google has extensively changed their algorithms over the last few years placing other factors as much higher value ie, unique/powerful content, powerful back links related in your niche, Key-worded appropriately (1-3%/keyword/page) ect.

SEO is very confusing because a lot of information you end up finding on it is outdated even by a few months. Also a lot of the information is from non experts and state their opinion as fact.
