I've read that SA is possibly 10 years behind Austin. Does this sound like an accurate assessment of SA?

On paper it looks like a good deal  as far as cashflow but I too am concerned about the 20-30k rehab costs. If the comps are between 99k and 165k then potentially you could be over paying for the property. I don't know the SA market well yet but for example if the after repair value of the property is on the lower side of the comps ie 99k, then you are paying a total of 130-140k (110k cost +20-30k repairs). I would just suggest to really look into comps and figure out if this property is on the higher end or the lower end of that spectrum. On the other side of the coin, it could be a great deal if the value is towards the high end. 

Something to think about although it would be cashflowing nicely, if it was on the lower end of the spectrum and you needed to sell for what ever reason you could find yourself in a tough situation.

Yesterday I looked at a Triplex. There is a disclosure on the property as follows. 

The property is a triplex. I don't fully understand this disclosure. Does anyone have any experience with what this letter means exactly?

Thanks Mike, that clears things up a lot. I have really been wanting to attend one of the rarebird meetups but Thursdays are not possible for me. My work schedule conflicts with it. Do you guys ever meet up on any other days of the week?

I am looking for a Purchase and Sales Agreement/Assignment Contract to bring to an appointment I have with my Attorney so that I can go over details with him. I found this contract online, is this the proper contract specific to Oregon I would want to review with him if I am looking to wholesale properties?
