Doubting Buying Anything Right Now?

Hi Biggerpockets

I have been running multifamily sale price reports for cities North of Boston for the years between 2004 and 2015.

I almost every city I look at, the 2015 median sale price is back to the median sale price in 2004. 

The lowest point was 2009, 2010. 

The old saying "its not when you sell, its when you buy" is really scaring me with these numbers. I am eager to start investing however it looks like I missed the deals by 5 years!

I am looking for 2 and 3 families to buy and hold. Would it be a bad idea to buy now where median sale prices are so high?

If you are buying for cash flow, having a market that is climbing doesn't say don't invest...the property itself might though.  What I'm saying is if you listen to the market to make decisions on if you should invest, you're listening to the wrong thing.  Markets tell you where to invest, not if.  Once you are in the right market, the properties in the market...each property on its own...will tell you whether or not you should buy THAT property.
