Are you seeing any quality multis to 1031 into? Not interested in a war zone, but a good deal with some cash flow and potential future upside would be nice.

Have any of yall started investing between SA and San Marcos/Austin? Hows that going?

@Mike Huerta. Sorry for delay, been off bp for a bit. My rates are about $7k in 78240, which is insane for a house with an ARV in mid 200's

@William Battistelli. Ahhh yes, I did see that. I dont see the point in that differentiation really, but guess theres some ‘high level’ thinking on that.

Something I found interesting was theres a guy selling some single family homes that are rented out to i presume college students, getting over 1%...but even the one that was selling for 325k and renting for $3570/month made me hesitant. While the numbers work out OK, it only takes the twp changing rental rules and youre stuck with a house that only rents for $3k or less, and doesnt make sense (with little/no down payment)

Are the rents that good in Hamilton? And are we talking Hamilton area south of broad st, or north? Yardville area?

Ewing peeks my interest, moreso north of Olden, but south in some spots too. I just wonder how the going rents are when dealing with the insane taxes. Rentometer doesnt seem to be much of a help.

Are you seeing it hard to cash flow in the Area due to the high taxes? Ive been looking mostly in the Ewing area but after all estimated expenses, it seems tough to cash flow (albeit without finding highly discounted properties)
