Well, fico hovers around 750, very little experience, this will be my 2nd project, located in a town desperately needing more rentals, asking is 325,000 think i could get it down, rehab is small maybe 20 to 30k and ARV should be at least 400k but I am not sure; expected rents should be at least 3900 total, more if I end up making 1 unit a str, undecided on that

85% LTC is easily attainable if you have experience and a good FICO.

Here is the kicker - 5 door puts you in a category of needing to have a few other 5+ doors or 4 units in your REO history.

I am having a really hard time finding a lender that will lend on 5 doors; I am looking for a 90% or more LTC fix and flip, ideally. I have good credit and its an undervalued property. Any i have found that advertize those terms have horrendous online reviews including being unable to actually close. Anyone??

Hi Seth,

Welcome to the area, are you moving for work? I do not know of any additional groups, there does not seem to be a lot of active groups here which is a shame! I'm interested in moving into the str space myself with potentially 2 properties! Following this thread hopefully someone else knows of more groups!

I own a property management company in Morgantown WV and I know our competition does exactly this. The reason I know is because before we started our PM business we outsourced our PM for our investment properties. Like you @Abdul Azeez it was an absolute nightmare. So much so, we started our own business and partnered with lawyers, maintenance crews, agents, etc. Anyway, when I fired them I asked one of the tenants how they gave them a good review, as I saw it while trying to see if other investors had the same issue I did on their reviews. I was shocked to see they had over 600 reviews and a 4.6 rating. She told me they offered to get rid of her late fee if they paid the normal rent and left a positive review on their google page. Very sleezy, as I was entitled to half the late fee income. I can gaurentee you all those reviews are from tenants and not from owners.


 I would never pick a pm based on reviews  or an agent or basically anything that has to do with real estate.. Hotels and resturants sure.. anything else I would not even bother to look. 

Hi, what would you use then? I rely heavily on reviews for a lot of things unless I can tell they're fake or left by family members or something
