I  second what Adrien is saying.  It depends on the state laws and the county procedures on how they interpret the state laws.  I would also suggest as you seek out an attorney, to make sure that you get one that deals with landlord tenant laws on a regular basis. You do not want to be in the situation where your attorney has to go and learn this stuff on your dime. That is not what you are paying for.  You want experience enough that the attorney knows the nuances of the local courts and interpretations.  That is critical.  Make contact with you local REA group and see if you can seek out who some of the bigger players in the area use.  You could also contact a couple apartment complexes and find out you they might recommend.  Then contact those attorneys and set up time to interview them and let know that you are looking for someone that is a good fit for you and your business and looking for a long term relationship.  Check experience, number of landlord tenant cases they deal with on a monthly basis and what their procedures are and what they charge and their collection processes and how you will be updated on a regular basis.   After do that, you should be able to make a reasonably informed decision as to who you want to go with.

Hi Ruby:

You can do the work yourself and pull any permits you may need yourself if the property is your primary residence. If the property is an investment property, you will need to have a licensed contractor pull the permits that you may need.  You could still do the work if you negotiate this with your licensed contractor.  Because you would be putting his license at risk, he will want to come and inspect the work before having the county inspectors inspect it.  This will only work if you already have a relationship with a licensed contractor that you know.  If you do not need to pull a permit, you can do all the work yourself.  Every county is a little different on how aggressive they enforce these items. It is best to check with your county building department.  I happen to be in a county where they are fairly aggressive.  Hope that helps.

My experience has only been with Equity Trust from both a personal investment standpoint as well as with private lenders. To date, my experience has been very positive. Account reps have been helpful. If there was something they did not know, they put me in contact with the correct department to get my question answered.
