Where is this located at in Indiana?  Is the mobile home in a Park or on plotted land.  I might have an interest.

Hi Kay Kay:

I use Metropolitan Title almost exclusively.  There are others that are fine.  In 2015 I did around 25 closings with them and not one hick-up.  I usually use the North office, but have closed at both.

Whether you are an LLC or sole proprietor, you will always have to personally guarantee the loan from a bank. The only exception would be if you try to get a non-recourse loan, typically these are commercial type loans and generally banks will not do them for anything less that $250K. I suggest you set up as a multiple member LLC for numerous reasons. Alexander, if you would like, feel free to contact me and maybe we can sit down over lunch since I am just down the road.

If you are not on tour, but physically in Indiana, I encourage you to come down to the local REA in Fort Wayne. They meet the 3rd Saturday of the month from 9:00 am -Noon at the Pro-Techs Building (google the address).  It is just south of the Zoo on Sherman Street.  The first meeting is free, you can use my name if you would like as my guest.  If you decide that you would want to be a member, a lot of those attorney reviewed contracts are part of your membership.  It would be good networking for you and many of your questions could be answered one on one.  Hope that helps.

Welcome to BP and congratulations on taking action.  I am just up the road in Fort Wayne and also do some business in Indianapolis.  We rehab retail flip, have rentals and wholesale. Did my first deal in 2004 and been full time since 2007.  I actually wholesaled a property in Kokomo about a year ago.  I am very familiar with the area and can provide you some pointers that will help you if you would like.  If so, contact me privately.  You are making a wise investment for your future!
