Have you ever thought about flooring other than carpet? Personally I hate carpet and would go with a ceramic or marble tiles. I like it better, easier to clean and will probably never need replacing.

I'm in San Jose and I rent a 4 bd for $3450 and invest in RE elsewhere, but part of my master plan is to retire in 2027 and get the heck out of here and travel the world a bit. You can also invest outside the US. I don't like US RE because it is too expensive to buy and maintain. Mexico property tax is .1% - my last year's property tax with early pay discount was $74. When I had a house in Tracy, I was paying $4000 per year. In San Jose you will be paying over $10K per year.

Congrats on making your dreams reality. I don't use a vision board per se, but I do use visualization to help manifest my desires. It keeps my focused on the end result and on target. Working out pretty well with my 2nd STR going operational in Feb 2022. I also have several more projects under construction to be delivered 2023 ~ 2026.

I would and did diversify, but I don't self manage. I can see the argument for building multiple STRs in the same locale and developing a team to service them.

Actually you don't need an inspector. Firstly make sure it is a reputable developer with a track record already established in the area. Secondly your property manager will work directly with the developer to resolve any issues. Thirdly, there will be small issues. On my brand new condo in PDC I had some cracked tiles that were replaced, a plumbing issue that got resolved and I had an AC unit that got replaced. This was all in the first 12 months and covered under warranty.

Did you ask your agent? I ask my agent everything and she helps me out. She has gotten me my PM and my lawyer. They are making a nice commission so you may as well utilize that resource.

I can recommend my RE Agent in Playa Del Carmen. She has helped me with 2 properties in PDC and 1 in Tulum. She knows both markets very well and is absolutely fantastic to work with. She helps with anything and everything in that part of the world. I'll send you a DM with her contact info.

What was the term (length) of your financing? Was it before or after construction/delivery? And what was the LTV?

Regarding Uruguay, I was referring to the coast East of Punta del Este towards the Brazilian border. I wasn't necessarily suggesting it's a good short term market, as it is subjective, depending on the investor's objective and return expectations.
