Investment Info:

Single-family residence fix & flip investment.

Purchase price: $100,000
Cash invested: $80,000
Sale price: $200,000

This was one of those projects that required more than we initially anticipated.

Despite this, the investor was still able to turn a profit.

Fairly straightforward project:
new kitchen
new bathrooms
added a full bath upstairs
flooring
paint
etc

What made you interested in investing in this type of deal?

It's always fun to add bathrooms and increase the value of a house.

How did you find this deal and how did you negotiate it?

investor came to us.

How did you finance this deal?

investor used hard money (i think)

How did you add value to the deal?

We made a fairly comprehensive scope and were able to fix some problems that came up and still keep the investor in the green.

What was the outcome?

Everyone made money. House was eventually sold.

Lessons learned? Challenges?

nothing went wrong on our end. Definitely make sure you take care of your leaks before they rot out the subfloor (that was the issue we stumbled upon).

This was one of those that was a dream for everyone involved.

In and out in less than a month and a quick and easy profit for the investor.

New paint, new floors, new kitchen and new bathrooms.

What made you interested in investing in this type of deal?

Easy and quick scopes that make investors easy money are a great way to build a lasting relationship.

How did you find this deal and how did you negotiate it?

Investor wholesaled it.

How did you finance this deal?

Investor used hard money.

How did you add value to the deal?

finished our scope of work in 20 days.

What was the outcome?

The house was listed and eventually sold and the investor made a profit.

Investment Info:

Purchase price: $125,000
Cash invested: $40,000

This was one of our first projects in Louisville.

Straightforward fix and flip.

Biggest thing of note was adding a bedroom and turning things around for the kitchen.

House hasn't sold to be fair. It's listed at $237K so I don't know what the sale price will be.

The investor spent $165,000 so you can do the math there,
Was a great investment for him and a great job for us.

What made you interested in investing in this type of deal?

We were excited to expand to Louisville; so as long as the property was a good buy for the investor we didn't really care what the project was.

How did you find this deal and how did you negotiate it?

Investor bought the house on contract from Mainstay Property Group

How did you finance this deal?

They financed through hard money lending. Not sure the name of the lender but they were good.

How did you add value to the deal?

We managed the project to completion

This was one of those dream flips that comes along every once in awhile.

Some demo and trash out, new paint, new floors, new appliances, new electrical and a handful of little things.

We were in and out of there, leaving the place better than we found it.

The investor exited the investment in august 2021, closing on a final sale of $140,000.
A great return; everyone made money and that's what we aim to do time and time again!

What made you interested in investing in this type of deal?

The investor found us and was motivated to get it done

How did you find this deal and how did you negotiate it?

The investor found us

How did you add value to the deal?

We gathered our skilled team and identified what needed to be done to maximize the houses value while respecting a quick timeline.

What was the outcome?

The house was made anew and the investor was able to make a good profit of about $30k or so. give or take.

Fix and Flip in Louisville Kentucky.

This was our second project in Louisville and it was masterfully done by our crew.

We were in there the moment the house closed and our investor was able to sell it in less than 5 months.

New roof deck, kitchen, bathroom, flooring, paint.

What made you interested in investing in this type of deal?

We were excited to expand to Kentucky

How did you find this deal and how did you negotiate it?

Buyer came to us and we were ready to go.

How did you finance this deal?

I think he used hard money

How did you add value to the deal?

We managed the project from start to finish.

There were a handful of issued that required some decision making but other than that we have a really good crew down there and they make my job super easy.

What was the outcome?

everyone made money.

Investor profited roughly $25K

things to note: 

1) pictures got left out for some reason. 

2) Forgot to factor in fees; earnest money, closing & holding costs, etc. Investor still made a great profit but the $56k did not consider the aforementioned. Of course the one time I put the profit amount in the title I do something like this. Not trying to fluff.

This was a great project and is one I will always remember.

The biggest challenge we overcame was reverting years of hording and smoking. There was an unbelievable amount of filth and trash in this home. More than all of the rooms combined was the trash that had accumulated in the basement.

Needless to say; we had to get rid of all of that, rip out all the floors and applied SO MUCH Killz.

What made you interested in investing in this type of deal?

The area was halfway decent and I love when we can go in with a little love and completely turn the place around. There was nothing objectively wrong with this house other than the big 3 utilities needed replaced and tons of trash needed removed. The value is there in homes like this if you know what to look for and how to execute.

How did you find this deal and how did you negotiate it?

The property group I partner with sold the house on contract and we got the renovation job.

How did you finance this deal?

not sure what this investor did.. I think he had cash.

How did you add value to the deal?

Time is money and we got in and out on this one. Timeline was to perfection and we didn't waste any money.

What was the outcome?

Our investor bought a smokey trash filled 3 bedroom and in a few months sold it for over ~$50K profit.

Lessons learned? Challenges?

Don't smoke ; don't accumulate trash either
