Fix and Flip in Louisville Kentucky
Investment Info:
Single-family residence fix & flip investment.
Purchase price: $125,000
Cash invested: $40,000
This was one of our first projects in Louisville.
Straightforward fix and flip.
Biggest thing of note was adding a bedroom and turning things around for the kitchen.
House hasn't sold to be fair. It's listed at $237K so I don't know what the sale price will be.
The investor spent $165,000 so you can do the math there,
Was a great investment for him and a great job for us.
What made you interested in investing in this type of deal?
We were excited to expand to Louisville; so as long as the property was a good buy for the investor we didn't really care what the project was.
How did you find this deal and how did you negotiate it?
Investor bought the house on contract from Mainstay Property Group
How did you finance this deal?
They financed through hard money lending. Not sure the name of the lender but they were good.
How did you add value to the deal?
We managed the project to completion
