As @Jeff Cichocki mentioned, there are a few meetups in Madison. There is a Bi-weekly meetup that happens at the Brink Lounge in downtown Madison. The next one is a week from today. It is run by @Chela O'Connor and @Hussain Harun. Hussain is actually up in Baraboo and puts a meetup on up there too.

Hi @Derry Johnson, welcome to BP! I'm in Madison area, but have done a little investing in Milwaukee. Great market with an active community. I'd suggest starting with @Rebecca Knox and getting access to the Brew City group on Facebook. She's got a huge network and does a lot out in Milwaukee.

@Jeff Cichocki We usually get between 20-30 people. There is the meeting (7pm-9pm) but there is also the meeting before and after the meeting. 

The topics vary for each meeting but it is usually focused on posing a question or two to the group for some discussion. Sometimes people give presentations too. We've got a good mix of buy and hold, flipping, private money, wholesalers. The topics tend to vary accordingly Majority are probably buy and hold though. 

The before and after meetings that I referenced are just people hanging around and mingling by the bar. Great way to dive deeper with specific people. 

When Chela posts the next meetup here on BP I'll add it to this thread so its easy to find.

I've got some recommendations, but have a few qualifying questions:

  • Where in Wisconsin are you? 
  • Will you be purchasing mostly locally or plan to expand to long distance investing? 
  • Are you open to starting with small multi-family (2-4 units) or are you just wanting to get into apartments?

@Jeff Cichocki The regular meetup is posted by @Chela O'Connor here on BP. If you set an alert for "Madison Meetup" or something similar you should see it pop up in your notifications. You can also send a message to @Hussain Harun to be placed on the email reminder list. 

The normal meetup is bi-weekly, the next one being next Wednesday. A small group of us do a very informal off-week meetup. We meet at Hop Haus in Verona. Next one is tomorrow. Also feel free to PM me for more details.

@Aseem Kumar I'm an agent in the Madison area and specifically focus on working with investors. I offer all investors a free market report based on what you're looking for. My favorite part of real estate is playing with the MLS data, so let me know if there is anything specific you're interest in learning about the Madison market.

Last thing I'll throw out... I see you're in Milwaukee, but if you ever make it to Madison on a Wednesday night, we've got a weekly meetup of local investors/professionals. Very informal and filled with great people who are looking to support each other.

@David Iniguez Off the top of my head, I'd recommend 53214, 53204. 53209 and 53216. Keep in mind Milwaukee is a diverse city and can change from block to block so zip codes are only so useful.

@David Iniguez Is your goal primarily cash flow, or are you also looking for the possibility of  long term appreciation?

I'm originally from SoCal myself, but moved to Wisconsin a couple years ago. I saw Milwaukee posted earlier, which is definitely a good option. I've bought a couple places there and would be happy to answer any questions you might have and help get you connected to local investors. 

I'll also suggest the Janesville and Beloit area which is in southern Wisconsin. They are smaller, but the cash flow is pretty good. There has also been a lot of redevelopment going on, including a new facility from Amazon. @Garrett Davis and @Calvin Ozanick would be good to connect with if you want to  learn more about this area.

Welcome to the forums @Betty Slinger. I've been following a similar path of investing in both Madison and Milwaukee areas. If you have any questions I'm happy to help out.

My personal preference would be to start out privately as the loans will be better terms. After that it would be to hold them in the same LLC so that you don't have to worry about a separate tax return for each LLC.

Is there something about having either an umbrella LLC or separate LLCs that you feel makes the most sense? Are you worried about mixing assets or having too many assets under one LLC? Something else?

Also, can I ask why you don't like the idea of doing your RE purchases privately?
