Thank you Greg! Great feedback! You're probably right that there is too much in the YTD section. I'll look at cutting that down. 

My thought with the bottom section was to try and match the style of my original handwritten note. But you may be right that it's a little too sloppy and could be cleaned up a little for ease of reading.

Hey all! 

I recently started a direct mail campaign and am prepping for my second month's mailer. The first month was an intro letter and every month after that will be a Market Brief, which I've attached here. Curious to hear everyone's take on this style of mailer. 

Has anyone tried something similar? What were your results? 

For context, I'm a Realtor but also looking for off-market properties for flipping. I'm trying to perfect the language to attract both traditional and distressed sellers.

Ever come up north toward SLO County? Or even north Santa Barbara County like Santa Maria or Lompoc? 

I'm new to the area, but looking to do deals from San Luis Obispo down to Lompoc.

Does anyone have experience with direct mail marketing as both a Realtor and Investor? I'm starting my first campaign since getting my license and am curious to hear what works for others. 

My background is a flipper, so my campaigns are usually simple letters/postcards offering cash and a fast close. My #1 goal is still to find potential off-market deals, but my #2 goal is to secure listings.

Would it be viable to advertise both cash w/ fast close and listing services on the same mailer? Or should I continue to focus on fast cash and close and just leave my license and broker info in the signature? 

Would love to hear what has worked for you!

Hey Zak, welcome to BP! I'm new to the area (moved from Wisconsin) and am similarly exploring the area for my first Central Coast deal. 

I'm considering mobile homes since there are quite a few parks around this area. Plus the price points are closer to what I'm used to from Wisconsin.

Another area I'm considering is Kern County, which isn't super convenient but may provide an easier entry into flipping around here. 

Either way, I'd love to connect and hear about what you're finding as you prepare to do your first deal!

Welcome to BP, Connie! Are you brand new to real estate or just jumping into commercial for the first time?

I'm new to the area and have been finding meetups to attend which can be helpful. Just last Tuesday I went to one hosted by Owen Schwaegerle where the speaker was the owner of NKT Commercial.

Definitely worth looking around for in-person events because there doesn't seem to be a lot of activity here on BP for the SLO area.

It's pretty tough right now. Lots of competition and many are spending thousands/month on marketing. I tend to stick to the outskirts of Dane County, or straight up other counties since competition isn't quite as high but housing demand still is. For instance, I've got an active flip in Dodgeville and my previous was in Portage. Done a few in Columbus as well.
