Welcome and congrats on nearing the finish line. I have about 5ish more years myself and am just starting to learn everything I can this year about real estate investing. Planning on doing my first owner occupy multi by the end of this year if everything falls into place. Read and listen are the only things I can advise at this point. If you need any good books I can definitely point you in the right direction. I have read about 70 or so business/rei/self development books since January. They say the average millionaire reads about 50 books a year. Trying to maintain that average starting this year. What market are you looking to get started in? Stateside?

Hopefully get some good response for my question. My mom is retiring soon and has a little money put away in a 401k. I have been trying to figure out the best way to re invest the money as well as the easiest way to liquidate if needed with least amount of tax implications. I am thinking self directed 401k and then investing that money or at least a portion of it into some real estate. She needs to be able to get to it for emergencies. Anyone have any good suggestion of what you might do in this situation? Thank you in advance!

Oh at Bragg. You should be just fine. Tons of soldiers and civilians there. That's a great spot for military that's not moving anytime soon. Plus it's a huge tdy location. I have been there a number of times in the last couple years. Very nice.

I like the duplex idea... I would even think about maybe a condo type unit maybe or at least with options of expanding or contracting as needed. I really like the idea of timeshare type units where you can lock off 1 - 2 - 3 - 4 bedrooms depending on what is needed. Incrementally increasing the price maybe 100 more for each additional bedroom. There are lots of creative ways to go but it all boils down to cost and roi. I would love to hear the progress on this. The other thing you may want to find out is if the base is scheduled for BRAC anytime in the future (5 - 10 years). When the reallign bases they will usually strip the base down and move everyone out so you may need to have that in your plan for exit or pivoting if and when that happens.

Maybe check other bases around the country . Dollar for dollar it's not a comparison but the statistics and demographic data should be similar. I know the few PCS moves I have made were problematic because of this TLA 10 day house hunting thing. It gets even more complicated when you incorporate pets. To maximize the value for the soldiers and families is such a needed thing. It gets overlooked. Personally I would think of it from this perspective. Highly transient housing option, value add for families and pet friendly and kid friendly, possible shuttle services (some people relocate without a car if the come from overseas and the government doesn't always cover a rental for the whole time). Just my thoughts from a customer perspective. Sounds like a great opportunity though. Good luck with it!

Thanks @Brandon Ingegneri! The main reason I ask is I feel a lot of the property I am looking at is overpriced but the majority of the property I'm looking at is on the MLS and as of right now I'm working with an agent looking (trying to multiply my time I guess). I'm hoping the fall/winter will drop prices a little. I will probably just have to calculate a little higher than average vacancy among other things. I just love the fact that I can interface with people like you who have some time invested and know what to look for. Much appreciated!

Would love to see how I could get in on this project. I would have to check with lenders to see about the money as I have not yet looked. Even if just offering some handy work and watching it come to fruition. @brian c it's my theory and a huge goal of mine to get back to Europe. My kids live there and I am trying to make an easier way to spend time with them. I figure the better I can build the business now the easier it will be to get away later. Of course build the business here first and then migrate to the European market. It's not much different from here. I have a couple friends there who are doing it already fix and flip condos which are a major part of the German real estate market.
