Hello all. I think this is my 3rd or 4th post on here. Very brand new to all of this and just getting my feet wet. This month I will be seeing my very first REIA meetings in NH/MA. Im on podcast 11 and have plowed through a few books on real estate and business with more on the list (if any of you need books I have a library that is accessible online just message or email or text me). My current situation is I am a full time career soldier in the Army and I have about 5-6 years left before I can retire. I am also very new to my local area just moving here in Feb (NH). I have been thinking about business strategies and what I would like to see happen in real estate investing for myself. I would like to get a live in 4 plex. This will do two things for me. Get me started in real estate (buy and hold strategy I would like to follow) and channel my current rent money into my own business property. I have no money to put down but I think I can secure decent private loan. I am starting my search and will be investigating and asking many questions to my local REIA's starting this week. I am guessing I need to get a business entity established with proper lawyer/accountant/property manager set up before I buy. My plan is to get as much of a RE Investing business set up before I retire. I figure 5 years is plenty of time if I jump into it now and keep pushing hard on the goal. If you were in my shoes what would be your very first move? Thank you so much in advance for all of your help and thank you all for contributing to such a great source of knowledge!

Thank you all for some very interesting insight.  As someone just starting to learn the ropes and see how all the pieces fit together this info is very helpful.  I just watched Dave's 1 hour pitch which actually has some good information.  Tried to write everything important down that I could.  Dave talks very fast so it was a little bit of a challenge.  I think in all honesty I have learned more from these blogs and the BP podcast so far than anywhere else. I am reading tons of books not just on RE but on business, heath, wealth building, social and psychological behavior.  There is a ton of great info in books.  Just have to be careful what you read ... and be sure to pick out the re-occurring themes.  As far as a paid seminar, I will pass for now.  I do however believe individuals should be investing 10-30% of their income in education every single year.  Things change very rapidly and the only way to stay ahead of the curve is to learn whats going on out there.  Seminars and Live events are one great way to not only learn but benefit from live networking with like minded professionals. You will learn something from everyone you come in contact with, some things good and some things bad.  Be careful what you take away from your learning.

Hi. Just getting started on here ... I think this is my second post. Nice to see a lot of local stuff going on. I am just recently moving to this area. I'm working at Devens full time but live in Nashua. Already marked the Manchester REIA on my calendar. Trying to figure out if there are any close meetings this weekend or tonight.. I am just getting started on my journey and soaking everything in at the moment. I would like to do multi family buy and hold I guess 3/4 plex would be ok but ultimately would like to have larger apartments or even condos. Trying a go at this with no cash in the bank and a cushion from my normal work. I have about 5ish years before I can retire from the army and I don't want to work for anyone else after that (at least not in the traditional sense). I also would like to be free from my bad debt in that time as well. Thanks for the amazing site and hope to fully interact with all of you in the future!
