See y'all there!! It's a first for me and I can't wait.

I live in Texas and I know that felons, depending on the felony i.e crimes against a person or personal property, are always denied on an application. Some companies can exercise their own discretion and approve based on how long ago the felony occured, for instance if the possible tenant commited that crime at 18 and is now 42 and has had no other incidents, then they will overlook the felony; but some will autoatically deny if anything shows up. Felons and criminals are not a protected class. Sex, race and religious orientation those are protected. You should dig further into that and get another opinion.

Ok so what would be the correct contract to use as a wholesaler?? I am absolutely terrified of getting into this situation and I understand fiduciary duties to the seller, but some of these comments confuse me as to how to go about wholesaling a property and which contract to use or better which contigencies to add to the contract. I would just be honest and tell them that I was a wholesaler. I think I would also not put it under contract unless I had spoken to the people on my buyers list who would bite on the deal if the numbers were right. I have spoken with buyers and they will tell you whether it is a deal or not before you even approach the seller with a contract. Now is this naivity or stupidity? I am new too so this thread was helpful. Not trying to hi-jack here just curious. Thanks!

I have attended the West DFW REI meetup. Very informative and it was only $10. They meet at Buffalo West in fort worth on Saturday mornings. Great group. Tim Cook is the organizer. He is on here as well. Or you can look up local REI meetups on meetup.com.

Thanks Shane! I figured out I could just take the name on the docket and cross refernce it with the tax records. I wanted to get an exact address for the landlord and property but I figure I could send direct mail to both addresses. I dont think this is the most efficient way but I just started trying to figure it out so at least I am  making some leadway.

Thanks Shaun, I will do that. For now I have found the dockets on the internet but there is no property address or anything, just the plaintiff and the defendant and the date filed. I plan on actually going up there and possibly having face time with the people in the office. Parker county is not a huge area so I figure it can't hurt to get to know the people I will be working with from time to time.

Ok Tom, so I fell off the map for a little bit but I got back on the horse and I am at it again. That particular deal did not happen as they were not as motivated at that time as I would have thought. I keep contact with them and they are still living in the property. I think I got a little scared and discouraged but I decided not to give up and to keep pushing forward so I came back to BP for guidance and support! I plan on just not giving up and making this work. Thanks!
