Hey guys! I have a question about a property that a lady wants to sell...I am not sure if it is a deal or not as I am extremely green! She has a 3-2 1600sqft home in a nice neighborhood...i used to live there... she owes 72,000 on her mortgage and she is current on her payments..they are currently looking at another property so she does not want to list or do repairs or anything because she wants out quickly. the roof is seven years old and there are no foundation issues. She said she is willing to take 105-110 but she may go down and the houses in that area go for about 125000-135000. I am trying to wholesale this house with an assignment fee between 2500 and 5000 I have not pulled comps yet...and I have made no number offer either. I am pulling comps..but am not sure what to do!! Please help and any suggestions would be great!! Thanks in advance

Hi everyone! I wanted to know y'alls opinion on sending yellow letters to people in probate. Mainly, what I would like to know is at what period of probate is the best target group. In other words if someones property just went into the probate phase is it a good time to send a letter or should I target properties that have filed 3 or more months ago or even longer?? I did a soft mailing with only about 25 letters to people who had filed within the last 3 months and I got five phone calls--all of whom were not close to being able to make a decision. I am going to follow up with these people but before I do my major mailings I would like to be as close as possible to my target group. Thanks in advance for your opinions and responses!!

Thanks for the replies guy! I am not one to get caught up in the gurus...the book I read was written by Bill Vaughn and he seems to have a ton of "creative" investing techniques--most of which I am still too green to try! I was just super curious about this technique because it seems very powerful and right now, from what I am hearing, there are tons of under performing or nonperforming notes out there that could be leveraged. I may be way off base here but then that is why I am here--to learn! I am taking y'alls advice and I am going to network with local brokers but also keep my head out of the clouds. Hi, my name is Ashley Guzman and I am a new investor. I have recently become aware of a strategy involving discount mortgages or notes.  The strategy intrigues me and I  completely understand the concept. I am also well aware of the amount of money that can be controlled and made by using it. However, I am at a loss when it comes to finding any further education concerning this method when it comes to "dealing" in discount mortgages.  I know notes can be used and traded, thus giving excellent returns,  but I can not-- for the life of me-- find anything ( i.e. training, or steps on obtaining, or negotiating) or-- for the lack of a better word-- squat on putting this good knowledge to use. Is anybody out there familiar with this strategy, and if so can you please help me to utilize it. I am always looking for good partners and networking companions. Thanks in advance for any response.
