Thanks for the tip! I have buyers, I just do not not anyone who invests in that area. I was really just trying to get a feel for the area. I meet with two of my local REIA this weekend and will run this by them but seeing as they mostly only invest in Dallas or Fort Worth I thought I might try here first. Just being creative :)

I have a lead on a house in midlothian Texas. Tenants are already in place. I usually do not work out of that area,however, if I could find an active investor in that area looking to buy, this would be a possible wholesale deal. Under what section on the county clerk site do you look up evictions exactly? I am in Parker county Texas as well as Tarrant County and I have decided to target bad landlords thorugh my marketing but keeping running into dead ends on the county clerk site. Thanks!

Hello everyone,

I have a question about a strategy I think will work but I would like to pass it by y'all before I pull the trigger. I have an owner who contacted me today and was looking to sell her property. Now at first, she did not sound extremely motivated, but I dug a little deeper and it sounds like she has debt issues that she needs taken care of pretty quickly--she is also not interested in the idea of repairing anything or the other issues asscocitaed with putting her house on the market. Namely: cash out of pocket,inspections, appraisals, open houses, waiting on offers etc. Now, she owes 109k on the property. It is a 3-2 1567 sq ft house in Fort Worth, Texas built in 2010, and in the area she is in the houses ARV at about 135k. (still waiting on comps from my agent--I am famliar with the area) I was thinking about doing a sub2 and then offering a lease option to the end buyer. I do not want to hold this property, I just want to get in and get out. I have her getting the exact payoff, monthly payments, pmi, insurance etc. I think it would work but I am a little fuzzy on exact terms that would make sense for both of us. She started by saying that she wanted 125k and I let her know that number was too high for what I do and she said she'd reconsider. I booked an appointment with her, after rejecting her first offer, and would love to get a better grasp on what to offer her so that I can get her under contract. Please do not beat me up too badly if I am way off base here. I just do not want to be a one trick pony and I know these types of deals are done all the time! Any and all comments welcomed! Thanks you guys! I will start investigating in the morning. What do you mean interest only? Sorry just still very new to this concept. I will definitely anlyze well before I go further--I am in no hurry to owe anything to a bank unless I am fully aware of the ramifications. Thanks again!

Hello Everyone,

I have a house that sits on 18 acres and it is my primary residence. It is all paid for and I was wondering how to go about getting a HELOC in order to fund deals. I was orignially going to save cash through wholesaling and then phase into buy/hold, which is ultimately my overall goal. Now, I still want to wholesale becasue I really like it, however if I could get a HELOC and use that to fund a deal to create cash flow that would be awesome. How do I get an HELOC? What qualifications are needed, paperwork etc. If I have this asset right at my fingertips then I really want to capitalize on. Any advice, tips, suggestions and recommendations would be greatly appreciated!

Great question. I would like to see what the seasoned investors do in this situation. I have to ask though, are you in contact with the actual owner? Also, have you gotten comps yet?

Hello everyone, I need a recommendation for a contractor that will give me an estimate for a severely fire damaged property in Jacksboro, Texas. I have no contractor connections as of yet and I need someone to walk this property with me and give me estimates on the costs associated with tearing down the house and putting another structure on it. Thanks in advance!!
