If the other investors offers are much higher then yours why isn't the seller under contract by now? He might be trying to get you to offer a higher price then what it is worth..just stay true to the numbers that make sense. No higher.

You must include all your cost to make it like kind of the comparable properties and as it was stated you must know what types of rehabs are being done in the area along with what type of materials for the rehab.

Don't forget motivation of the seller in your offer..you don't always have to start at 70% for your mayo calculation..you can get a lower sales price based on the motivation. Are they local? Do they know the condition of the property now? 

You know i would try to go as low as possible in regards to calculation if you are not competing with other investors at this moment. Ask the seller if he is entertaining any other offers and if he is why hasn't he accepted their offer..but you said it is highly desirable. I have offered 65% of ARV - rehab or even less sometimes and I got the deal. I am able at this amount to include my fee and still move the property quickly.

Sounds like you have had some great advice. Looks like you are on the right track and asking the right questions.

Just to help give you an idea of what else is out there, I have 3 turnkeys that are supplying 19% return on investment for investors. All rehabbed, occupied, and including property management (which can be negotiated lower if same management company for all 3 properties) in the calculation including taxes and insurance.

In California, i don't think you would see such low entry points to real estate investing as you would in other parts of the country. Thus why you are not investing in California.

Acquisition $99K

Total Rents = $1935/mth x 12 = $23,220
Insurance = $1200/yr
2014 Taxes = $1123
Prop Mgmt @10% = $2322/yr
Net ROI = $18,565 or 19%

No you are not crazy. You are prudent. You have given them the ability to correct the issue but they are more concerned that you are at fault.

Looks like you have a great looking property. I am sure you will find a good tenant who knows what to do when there are issues with the water and follows instructions happily and is appreciative of a nice place to live.

If you just want to deposit the checks and not worry about a rehab, these properties could be for you.

These 2 properties in 30314 are fully rehabbed, all electric, maintained hvac, updated electrical and plumbing and 311 Wadley has a new roof. These two in 30314 are in good area of street on 30314.

All properties are below $40K

Hi George,

Reach out to all the Tallahassee people on bigger pockets. Make sure to go to a local reia or meeting of like minded investors.

I just saw on another post in regards to buyers list that there is a meeting in tallahassee..just research buyer's list in the last few months and you will find who to connect with.

You can post on craigslist once you get a property. Cash Buyers will call you. Makes sure to take a lot of pictures. Go get the deal..

I think if you get a list of wholesalers it will help you sell your properties when you get them. You understand more about headlines and what makes people take a 2nd look..what are keyword phrases..Wholesalers are great. I also wholesale. Sometimes we wholesalers help each other when we are at the final hour on a property and NEED to sell quick. 

Meet as many people as you can in the business and i am sure there are a lot of us that will be happy to give a hand as you develop your real estate career.

Hi Claire,

Sometimes i offer 65% - repairs..don't forget to minus the repairs. The percentage to ARV is based on what you are experiencing with other investors in your area. I am not speaking about your city..some pockets of the city have a higher percentage - repairs.

You can get real estate wrong, make mistakes, not know everything, not know every strategy, etc..

just keep going..None of us knew everything when we began and we keep learning everyday. We still don't. After the crash we almost have to revamp our real estate business to fit the new change almost annually now.

Just make offers at what you feel is right based on ARV-Repairs, or reach out to any of us and we can help you with the evaluation.

You don't have to have a perfect buyers list.

What is important like everyone said is the numbers..Get the right Seller for the right strike price for the right conditioned property and you will be continuing on an ever infolding journey of real estate.
