I agree with Gary it is a numbers game but if this is one of the only deals you have go for it.

$24.95 Per skip..(packages available also). I received a lot of phone numbers of relatives and was able to get the skinny on the house i was looking for..non motivated sellers..lots of people located sellers and got the same info as me. the house was abandoned for 10 years and they were waiting for their incarcerated sister to be released..that would be her house ..but you may have better luck on yours!

When the market was great, i would get $5K down or more non refundable towards principle. 

The higher the down payment the better it would be to close at an attorney's office (we close with attorneys in Georgia)/Escrow Agent ..

rent would be rent that was appropriate at the time for area and property

I would give $50 a month rent credit (you could give more also more if based on down payment)

And up the sales price $10K above market since they could not buy the property at today's value with 3 years to qualify and purchase.

House is worth $135K 

Lease Option $145K

4 bed 2 bath w basement rents for $1200

$50.00 equity credit (reduces the sales price if they cash out)

$5K down reduces the purchase price for perspective buyer and/or tenant

Have you looked into buying your property in a trust?

trusts are easy:

you need a trustee

possibly a director

name of trust

a good trust document

and you and/or your LLC as a benifciary

I have heard of them ..i have their name but no contact info.

I have used this company and they charge $24.95 per skip. They are good. I had multiple phone numbers to call. They also sell packages

HI Raj,

If you are speaking with the seller ask them lots of questions? Honorable sellers will tell you almost everything before you get there to the property?

find a property check sheet to take with you or create your own. You can create a checklist from some of these questions. Here is a link for condition of property..it will help create your list

Here are some questions to ask the seller:

What type of repairs are needed for this property?

Estimate of costs of repairs?

how old is the roof? any leaks?

how old is the heater? is it working?

how old is the a/c? is it working? 

how old is the hot water heater? is it working?

is the property on septic or sewer? if on septic how old are the field lines? how old is the septic tank? when was it last cleaned out?

any foundation issues that you are aware of?

Any water damage to the property? if so what type of damage was it? was it remedied?

check electrical panel and see if you have fuses or is it upgraded

Depending on age of property: Galavanized pipes? Polybuteyline?

what else is there that i need to know about the property?

One of my mistakes was walking a property with one of my GC's contractors and Project Manager. All items were discussed verbally while we walked the property in regards to landscaping. When i saw the scope of work and pricing I thought that what we discussed would be a part of that landscaping. I should have made a detailed scope on the landscaping and get that signed off by the General Contractor before the work began. The General Contractor did not honor his Contractors and Project Managers word and left me with finding another contractor to do the work the 1st contractor agreed to do. Since the General Contractor would not honor his word, I would not pay them for additional work that they had originally agreed to do. Lesson Learned.

Hi Mary,

That is a broad question and I am not sure what you are asking in reference to using lease options.

As a landlord, i use leases and options to purchase for my tenants. It was worked great with the typical landlord/tenant issues. I have only had two options executed into purchases in 15 years of providing a tenant the option to buy. Most of the tenants will not follow thru with the lender. I get the tenant with a lender in the very beginning but it is usually not something they follow thru with.
