Look under "junk removal" in the phone book.

How about this, rent a dumpster and post an add in the local newspaper or craigslist for some laborers. I'm sure you could get some high school or college kids to do the hauling on the cheap. College kids are always looking for ways to get beer money :beer:

There is no set cost to hire an agent. Agents set their own fees. If you go this route, I'd suggest interviewing 3-4 before you sign up with one. Make sure you ask them about their experience, how they would go about marketing your properyy, and what they charge.

As for selling it yourself, make sure it's on the internet and you have at least 6 photos on the online listing. Reasearch shows over 75% of buyers start their search on the web. If you want to try to sell it yourself, there are some websites you can use. forsalebyowner.com and isoldmyhouse.com are two that come to mind.

As for what you need to know, it will vary from state to state. For instance, here in MA you are required to have the fire department come and check the smoke detectors. That is not needed in NH. Depends where you are as far as what inspections are needed.

Contact a local mortgage broker. They usually have access to renter databases.

You can have an appraiser do a "drive by appraisal" (exterior only). No entry to the property is needed by the appraiser. This is not has reliable as full interior inspection, but should give you a fairly reliable market value for the property.

It's real hard to estimate what you'll make the first year. It depends on many factors, some within your control and some not.

I would suggest joining someone's team when you first start out. That's a good way to learn the ins and outs while still making some money.

The MLS here in Massachusetts will not allow you to do specific word searches. Not sure about other states. They tend to vary from state to state.

What sort of thing are you trying to search for?
