One sunny day I receive a call from an agent who I had met at work telling me of an off market deal and how the seller needed to sell fast. She new I was an Investor and would be very interested in the deal. I make arrangements with the agent to go view the home and to my surprise we like it and ask how much the seller wanted.

We review the home and agree to terms with the seller without any negotiation since we knew this deal would go fast if listed on the market. We sign the offer and then wait, and wait, and wait ……

Later the next day we receive a message from our realtor “the seller has decided to put it on the market”!

We’ve been here before… so we say ok , wish the seller luck and move on.

10 days later we receive a call from our realtor, the seller called back and asked if we where still interested in the home as they listed and the first offer couldn’t close for 30-45 days and they need to sell the home quicker.

We reply yes we very interested but now knowing the sellers distress we offer 20k lower then what we agreed to originally but can close in a record 10 days!

After some back and forth we hold firm and the seller agrees to our terms and today we closed!

This just proves the power of patience and how things always work out in the end!

Cheers,
